Seminole Hard Rock Hotel and Casinos, Tampa and
Hollywood, Florida Barona Band of Mission Indians Poarch Creek Bingo Palace, Atmore, Alabama Enoch Cree Nation of Canada The Innovation Group provided an analysis of the existing temporary casino operation and a feasibility analysis for a permanent casino facility in Temecula, California. Additionally, a highest and best use assessment was performed to determine the most appropriate development scheme for additional tribal land near the casino site. Ancillary facilities investigated included the following: golf course, driving range, recreational vehicle park, amusement center, gas station, convenience store and retail outlet. Following passage of California Proposition 5, the Pechangas retained The Innovation Group for an update of the full report and presentation before the tribal council. Colville Resort Development-Eastern Washington The Innovation Group completed a comprehensive hotel and casino feasibility study (including market assessments and operating proformas) and development plan for the Colville Tribal Enterprise Corporation. The Innovation Group provided site assessments for a number of alternative development parcels in eastern Washington and made recommendations for the optimal site and sizing of the hotel and casino. Following completion of the development plan, The Innovation Group provided support for financial structuring and funding sources. Oglala Heritage & Education Center, Badlands National Park, South Dakota The Innovation Group has recently completed a feasibility study for a multi-component facility planned for the South Unit of Badlands National Park. The study components included a hotel, convention center, museum and visitors center, gas station and convenience store, and campground. The Innovation Group projected hotel and campground occupancy, as well as attendance at the museum and visitors center. Recommended sizing and financial proformas were provided for all components. Northern Lights Casino - Walker, Minnesota The Innovation Group performed a comprehensive planning assessment for Leech Lake Tribal Gaming. The report assessed all aspects of the proposed development plans, from the casino expansion to the supporting amenities such as hotel, conference center, RV park, retail and child care. It included an analysis of the effect of the Northern Lights Casino on the tribe's other facility, the Palace Casino, as well as an analysis of the optimal size of the casino. Financial operating statements showing revenues, expenses, and cash flow for five years were provided for the casino, hotel, conference facility, and RV park. Rincon Casino-San Diego, California To determine gaming visits and revenues for this proposed casino in the highly competitive San Diego market, The Innovation Group performed a complex gravity model analysis. Drive times from population centers to existing and proposed facilities were utilized to help determine gaming participation and Rincon's expected share of the San Diego market. Harrah's Entertainment has signed on as the project backer. Miami and Modoc Tribes - Miami, Oklahoma The Innovation Group analyzed the feasibility of a bingo hall and off-track betting facility in northeast Oklahoma for Butler National Corporation. National survey data for bingo participation were utilized in determining the number of patrons and gross revenues to be generated by the facility. Pokagon Casino and Hotel Development - Michigan Three alternative sites in southeast Michigan were considered in this market assessment and feasibility study for a casino and hotel to be developed by the Pokagon Band of Potawatomi Indians. Operating statements showing projected revenues, expenses and margins were completed for both the hotel and casino for each site. Yakama Indian Nation Resort Conference Center - Washington The Innovation Group completed a feasibility study for the Yakama Nation's proposed development of a hotel and conference facility on their tribal land in Toppenish, Washington. The hotel analysis consists of two phases: the market analysis and the preparation of estimates of future operating revenues and expenses. The market report: arrived at conclusions relating to overall room-night demand for lodging facilities within the competitive market supply for the hotel, including an analysis of the corporate, group meeting, and leisure market segments; determined the adequacy of the proposed facilities, including an analysis of the mix and configuration of the guest rooms, meeting space, and food and beverage facilities; assessed the Hotel's potential performance, projecting performance over the first five full years of operations; and determined the Hotel's competitive advantages and disadvantages, relative to existing and future competitive supply. Ho Chunk Nation - Wisconsin The Innovation Group performed a multi-level impact analysis and market assessment in helping the tribe determine a strategic plan of action for future casino development. The crux of the analysis was to determine the impact of a proposed competitive casino in Kenosha, Wisconsin on Ho Chunk's three existing casinos and then to determine the most optimal of three potential sites for a fourth Ho Chunk casino. This entailed not only an assessment of the gaming potential for each site, but an analysis of the impact of Kenosha on each potential development as well as of the impact of the new facility on existing Ho Chunk casinos. Clearwater Hotel and Casino Feasibility Analysis - Suquamish Tribe in Washington and Port Madison Enterprise The Innovation Group provided an analysis of the Western Washington and Puget Sound area hotel and gaming markets in order to determine the feasibility of moving the casino from its temporary SPRUNG structure into a larger, permanent structure, and assessed the feasibility of a hotel to be constructed at the site. Markets assessments were performed which led to a projection of gaming win and hotel room night demand. Financial projections were prepared for the hotel and the casino, which assisted in the determination of the optimal sizing of the hotel. Meeting space was also to be included in the Clearwater Hotel. A market assessment was performed of meeting space supply and demand in the Puget Sound area, from which an optimal sizing of hotel conference space was derived. The Innovation Group analysts also worked with the casino's management to point out where it appeared that cost overruns were occurring, where it was evident that inefficiencies existed, and how these problems could be abated. Hotel and Casino Feasibility Analysis - Kickapoo Tribe in Kansas The Innovation Group provided a market and financial feasibility analysis for the expansion of the Golden Eagle Casino and the development of a new hotel to serve the property. Market potential and financial feasibility for the existing casino and a 45,000 square foot expansion were assessed. Demand estimates for alternative operating scenarios were used to determine the casino's ability to generate additional revenues. Recently, The Innovation Group was asked to update this analysis to assess the impact of changing the casino and hotel location. Area gaming market changes were considered in the update. The feasibility of constructing a full-service truck stop as part of the casino/hotel development was evaluated. Gaming Assessment and Hotel Feasibility Study - Turtle Mountain Band of Chippewa The Innovation Group evaluated the feasibility of developing a new casino /hotel complex. Gaming demand and hotel demand were evaluated for the new site. The operations of the existing casino were evaluated and recommendations were made for addressing areas of concern. Recommendations were made concerning hotel and casino sizing based on market share projections. Quinault Beach Resort-Ocean Shores, Washington The Innovation Group was retained by the Quinault Indian Nation to conduct a feasibility study for a deluxe hotel and conference center and a market assessment for a casino at an oceanfront site near Ocean Shores, Washington. The study was instrumental in the Tribe's success in obtaining financing for the development. Skagit Valley Casino and Hotel Development-Bow, Washington The Upper Skagit Tribe retained The Innovation Group to conduct a hotel/conference center feasibility study and gaming market assessment for the Skagit Valley Casino. Immediately following the signing of Appendix X, The Innovation Group researched the local and regional lodging and convention market to make recommendations of the size and expected occupancy and average daily rates of the hotel and estimated the impact of the new Appendix X video lottery terminals on the facility to determine the feasibility of expanding the casino. Recently, The Innovation Group was retained again by the tribe to update the report based on the performance of the new VLTs to date and other changes in the market. Win-River Casino - Redding, California The Innovation Group was awarded an open-bid contract to evaluate the impact of adding a hotel to the Redding Rancheria facility. A gaming market assessment was performed to determine the market potential for the area and two scenarios were analyzed-one with a hotel and one without-to assist the tribe in evaluating the feasibility and desirability of building a hotel. Elk Valley Casino - Crescent City, California The Innovation Group conducted market assessments for an expanded casino and proposed golf course. Two alternative sites were evaluated and pro formas showing expected revenues and expenses were compiled as part of the feasibility study for each site. Campo Indian Reservation - San Diego County, California A gaming market was assessment was performed for a proposed casino and truck stop on Interstate 8 east of San Diego. The assessment included an analysis of the impact of traffic intercept on gaming revenues, for two scenarios: with and without a truck stop. The report also included an analysis of the potential for capturing gamers from the nearby town of Tecate, Mexico. |
